DURATION:
This Lease shall be for a period of 11 (Eleven) months commencing from
(date at which property was rented)
and is subject to renewal thereafter under mutually agreed terms and conditions by the Lessor and the Lessee with an enhancement of
5%
in the monthly rent.
RENT:
The monthly rent payable by the Lessee to the Lessor for the schedule property shall be -

. This amount shall be paid every month within 5th day of every English Calendar month.
DEPOSIT:
The Lessee has paid a sum of
(amount in numbers) (amount in words), (Mode of payment, Cash/online/cheque)
. Lessor acknowledges, this amount will be refunded to the Lessee at the time of vacating the premises and delivering the vacant possession of the schedule premises.
ELECTRICITY CHARGES:
The Lessor has provided separate meter for electricity charges shall be paid directly to the concerned department regularly.
INTERNAL MAINTENANCE:
The Lessee shall maintain the schedule property and all fixtures and fittings in a state of good order and condition and shall not cause any damage or disfigurement to the schedule property therein always expecting fair wear and tear.
USER:
The schedule property shall be used by the Lessee only for RESIDENTIAL PURPOSE and shall not use or permit the same for any business or occupation or any unlawful purpose.
THAT THE LESSEE:
agreed that they should not cause any kind of nuisance or disturbance to the owner or neighbors.
SUB LEASE:
The Lessee shall not be entitled or permitted to assign, underlet or sublet the schedule premises or any part thereof or part with possession of the demised property or any part thereof to anybody whatsoever.
LIABLE FOR DAMAGES:
It is agreed that any damages caused by the Lessee in the schedule property shall be made good by the Lessee promptly. Painting charges shall be done by the lessee.
ADDITIONS AND ALTERATIONS:
The Lessee shall not make any additions or alterations in the premises, without written consent of lessor.
TERMINATION OF LEASE:
Either parties may terminate this lease agreement by giving one month prior written notice.
NO PETS ALLOWED:
No pets, whether the lessee’s or not, are permitted anywhere on the property, even temporarily, without the prior written approval of the Lessor.If a pet is found on the property, the Lessor may take legal actions accordingly. Lessee will also be charged for any damages caused by the unauthorized pet and for any removal costs.
